New York SEO Built Borough by Borough, Not City-Wide
New York is the densest commercial search market in the United States, and almost nobody wins it as a single market. Manhattan, Brooklyn, Queens and the Tri-State suburbs behave as separate results pages with separate competitors. We target them that way — technical SEO, content, links and AI-search structuring as one connected service, quoted in dollars.

What New York is actually searching for
The mistake almost every New York campaign makes is treating “New York” as one target. It is not. A Midtown law firm and a Bay Ridge dental practice are competing on different results pages against different businesses, and the query shapes below behave nothing like each other.
- “[service] new york” — the city-wide head termBrutal · national agencies bid and rank here too
- “[service] nyc” — the abbreviationA separate results page · often easier than the full name
- Borough terms — Brooklyn, Queens, the BronxFar less contested · real local buying intent
- Neighbourhood terms — Williamsburg, Astoria, FiDiWhere local-service revenue actually comes from
- “near me” and map queriesDecided by your Business Profile, not by organic
- Tri-State spillover — Jersey City, Hoboken, WestchesterSame buyers, different geography, much thinner competition
These are characterisations of how New York results pages behave, not volume estimates. We publish real Search Console figures on our London page because we have them for that market; we do not have an equivalent New York record, and we are not going to imply otherwise.
Why the city-wide term is the wrong first target in New York
Almost every New York commercial query is contested by three groups at once: national agencies that treat NYC as a flagship market, well-funded local incumbents with a decade of authority, and directory and listicle pages that rank on aggregation. Add four paid listings at the top and a local pack under them, and the organic position you are actually competing for can be most of a screen down.
The city-wide head term is where all three of those groups concentrate. It is also where intent is at its vaguest — a large share of the people searching it are researching, comparing or looking for a job. Borough and neighbourhood queries carry a fraction of the volume and a multiple of the intent, and the competitor set collapses from hundreds to a handful.
There is a second quirk worth knowing. “New York” and “NYC” are not the same query. They return meaningfully different results pages, and the abbreviation is frequently the softer of the two because fewer national competitors optimise for it deliberately. That is the kind of gap that only shows up if someone actually reads the SERP rather than exporting a keyword list.
So a New York campaign here starts with the boroughs and neighbourhoods your customers are actually in, wins those, and lets the city-wide term follow the authority it builds. That is slower to put on a pitch deck and considerably faster to produce revenue.
- ✓“New York” and “NYC” are separate queries — different results pages, different competitors, and the abbreviation is often the softer target.
- ✓Boroughs collapse the competitor set — from hundreds of competing pages to a handful, with sharper buying intent attached.
- ✓The head term attracts the wrong traffic — researchers, comparison shoppers and job seekers, all counted as impressions and none as revenue.
- ✓The Tri-State spillover is under-served — Jersey City, Hoboken and Westchester share buyers with the city and a fraction of the competition.
- ✓Reviews decide the shortlist — NYC buyers compare hard before contacting anyone — review coverage does conversion work no ranking can.
Ranking for “SEO New York” is a vanity project for most businesses. Ranking for the twelve neighbourhood queries their actual customers type is a revenue project, and it usually costs less than a quarter as much to win.

The New York we actually target
Each of these is its own results page with its own competitor set. A campaign that treats them as one market spends its budget competing with national agencies instead of with the businesses down the street.
Midtown & Financial District
Finance, legal and professional services. The highest-value leads in the country and the most contested queries to match.
Brooklyn
Independent retail, hospitality, clinics and creative businesses. Strong neighbourhood-level search behaviour — Williamsburg and Park Slope behave as separate markets.
Queens
Local services, trades, healthcare and a deeply multilingual customer base. Under-served in search relative to the volume of business there.
Long Island City & Astoria
Fast-growing residential and small business. Newer competitors with thinner authority, which makes these winnable quickly.
The Bronx & Staten Island
Predominantly local-service and map-pack driven. The Business Profile decides more enquiries here than the organic listing does.
Upper East & Upper West Side
Private healthcare, clinics and premium services. YMYL rules bite, so authorship and trust signals do real ranking work.
Jersey City & Hoboken
Same buyer pool as lower Manhattan, different geography, materially less competition on the equivalent queries.
Westchester & Long Island
Suburban professional and local services, where county and town terms outperform anything with “New York” in it.
The sectors that dominate New York search
New York’s search market is dominated by a handful of verticals, and each of them ranks on something different.
Finance & Fintech
Our strongest vertical anywhere. Tap Global, Husky Finance and Strabo are fintech clients, and we ran dedicated fintech and financial-services SEO for years. In a regulated sector the claims you are allowed to make are limited, which pushes the ranking work onto technical quality and genuine authority.
Legal Services
Among the most expensive keywords in the world, and among the most beatable at practice-area and borough level. “Personal injury lawyer NYC” is a war; the specific practice area in the specific borough usually is not.
Real Estate
Neighbourhood, building and development-level queries. One of the few sectors where genuine location pages earn their place instead of becoming doorway pages.
Healthcare & Private Clinics
The strictest YMYL environment there is. Content has to be attributable to a qualified practitioner, and the map pack decides most appointments before a page is read.
Hospitality & Restaurants
Almost entirely map-pack and review driven. Organic work supports it, but the Business Profile and review velocity are the campaign.
E-commerce, DTC & Media
Category and product-page SEO built around buyer intent, and for media businesses, the AI-search question — whether your content is being cited by ChatGPT and AI Overviews or quietly summarised without attribution.

What you’re actually committing to
Most agencies keep this in a contract you only see after the sales call. We would rather you knew now, because it is the question everyone asks second — right after the price.
- A 3-month initial term, then month to monthLong enough for the 90-day guarantee above to mean something, short enough that you are not trapped if it doesn’t work out. The wider industry standard is 6 to 12 months.
- 30 days’ notice to stopNo exit fee and no buy-out of the months you haven’t used. You leave when you decide to, not when the contract lets you.
- No setup or onboarding feeThe audit is free, and month one costs exactly what month two costs. Nothing is front-loaded.
- You own everythingAnalytics, Search Console, content, accounts and any tooling set up for you — all in your name from day one, and all still yours if we part ways.
- One fixed monthly feeAnything outside the agreed scope is quoted and approved by you before it starts. It never appears on an invoice as a surprise.
- Reporting written to be readWhat changed, what it moved and what is next — in plain English, at the cadence set out in your plan, not a 40-page export nobody opens.
These are the terms as they appear in the agreement itself — nothing here is softened for the website. The full wording lives in our terms and conditions, and you get the agreement to read before anything is signed or invoiced.
Where we actually are — and what that changes
Our head office is in Karachi. There is no New York office, and there is no Manhattan address on this site that turns out on inspection to be a mail forwarder in a shared building with two hundred other companies.
It changes exactly one thing. Organic rankings are unaffected — Google does not rank your website higher because your agency has a New York address; what ranks is your site, your content and your links. The map pack is different: a Google Business Profile needs a genuine address in the area it serves, so that profile has to be registered to you. We optimise yours. Any agency implying it can substitute its own is describing a policy violation, and fake local listings are a category Google actively enforces against in the US.
On time zones we will be specific rather than reassuring. Karachi is roughly nine to ten hours ahead of Eastern time, so our working day overlaps your morning. That window is a real commitment — scheduled calls in Eastern time, replies inside your business day — not a claim about a desk that is staffed around the clock.
- A real overlap window. Our day covers the New York morning. Calls are scheduled in Eastern time, not ours.
- Quoted and invoiced in USD. No conversion surprises at the bottom of an invoice.
- Your Google Business Profile, not ours. We optimise the profile registered to your address. That is the only legitimate way to do map-pack work.
- A named senior strategist. The person on the first call is the person doing the work.
- No virtual Manhattan address. Not a mail drop, not a co-working listing, not a borough list we have never had a desk in.
