They Contacted Three Agents in Ten Minutes. You Replied on Tuesday.
People look at property in the evening, on a phone, after work — and when they find something they send the same enquiry to three agents within ten minutes. Whoever answers first holds an advantage the other two spend a week trying to recover. Speed is the product in this sector, and it is precisely the thing a human rota cannot deliver at nine at night without costing more than it returns.

Six things before anybody is awake
A reply that only says "thanks, we will be in touch" has used the advantage and delivered nothing. Each of these is achievable immediately and is worth more than being first alone.
- Confirm the property is availableThe actual question underneath
- Offer real viewing timesFrom the diary · not "we will call"
- Answer what is on the listingTenure, service charge, EPC
- Ask two qualifying questionsTwo · not a form
- Say when a person will callA time, not "shortly"
- Know when to stop and waitAnything about price or an offer
The fourth row is where this most often goes wrong. An automated reply that opens with six qualifying questions at half past nine reads as a machine processing you, and the person who was excited about a flat ten minutes ago is now filling in a form. Two questions, asked conversationally, is the whole budget — the rest belongs to the human conversation tomorrow.
Being first is worth nothing if the first reply is useless
The instinct is to buy speed and stop there, and an instant acknowledgement that contains no information is barely better than silence — it has spent the advantage on nothing. What earns the viewing is a reply that answers the question underneath the enquiry, which is almost always some version of "is it still available and can I see it". Confirming availability and offering two real slots from the actual diary does more than any amount of politeness.
That means the diary has to be genuinely connected, and this is where most of these projects live or die. Offering times that turn out not to exist is worse than offering none, because the correction arrives from a person the next morning and undoes exactly the impression the speed created. If the diary cannot be connected properly yet, that is the first piece of work, not something to route around.
On qualification, restraint is the skill. Two questions — typically timescale and whether there is a chain or a deposit ready — asked in a sentence rather than a form. Everything else is a conversation for a human tomorrow, and asking it now costs you the impression that a person is interested in them rather than a system is processing them.
And a hard stop on anything to do with price, offers or negotiation. Those are the conversations your business is actually for, and an automated system entering them can commit you or, more commonly, say something clumsy that a person then has to walk back. Speed on availability, silence on money.
- ✓Answer the question underneath — Is it still available, and can I see it.
- ✓Real diary, or none — Offering slots that do not exist undoes the whole advantage.
- ✓Two qualifying questions — In a sentence, not a form. The rest is tomorrow.
- ✓Silence on price and offers — Those are what your business is for.
- ✓A stated callback time — A time, not "shortly". It is checkable and it gets checked.
An instant acknowledgement containing no information has spent the advantage on nothing.
What we build for an agency
Six things, and the diary connection decides whether the rest works.
An Instant, Useful First Reply
Availability confirmed and two real viewing slots offered, within a minute of the enquiry arriving. Not an acknowledgement — an answer.
A Genuinely Connected Diary
Real availability from the real calendar. Offering times that do not exist is worse than offering none, because the correction lands the next morning and undoes everything.
Two Questions, Not a Form
Timescale, and whether there is a chain or a deposit ready — asked conversationally. Six questions at half past nine reads as processing rather than interest.
A Hard Stop on Money
Price, offers and negotiation never touched. Those are the conversations the agency exists for, and a clumsy automated sentence there costs more than the speed gained.
Missed Calls Turned Into Callbacks
The viewing enquiry that rang while everyone was out, captured with a name, a number and the property — instead of a voicemail nobody returns.
A Morning List That Is Sorted
Overnight enquiries already qualified and ordered by how ready they are, so the first hour goes on the three worth calling rather than on triage.
Matching an Enquiry to Your Stock
What they asked for, matched against what you actually have — offered as two or three suggestions rather than a verdict. Where nothing fits, saying so beats sending the nearest thing and losing the relationship.
Listing Descriptions, Drafted
A first draft from the property details and photographs, in your agency’s voice, so the negotiator edits rather than starts. Nothing about price or valuation is ever drafted — that line does not move.
What clients say
Real clients, quoted in their own words — published with their permission.
“We’re very thankful to Ghalib and his team for building a fully-functioning website for our business.”
“It was a pleasure working with Ghalib and his team.”

— Our Proprietary Methodology —
The Visibility Framework™, applied in Real Estate
The method doesn’t change by market. What it’s pointed at does.
Audit The Hours
Where time actually goes, task by task, scored on volume, repetition and the cost of getting it wrong. Ends in a ranked blueprint with estimated hours saved — yours to keep either way.
Design The Guardrails
Before any building: what the agent may touch, where a human must approve, what happens when it is unsure, and which data is never allowed near a third-party model.
Build & Evaluate
One workflow at a time, in your accounts, scored against real examples from your business before it touches live work. Shipped early so it meets reality while it is still cheap to change.
Run & Improve
Monitored for cost, failures and quality drift. Models change, your business changes, and an automation nobody tends becomes a liability rather than an asset.
Honest, No-Nonsense Commitment
If the audit concludes that a task is not worth automating, we will tell you and refund the difference rather than build it anyway. And if a workflow we built does not hit the outcome we agreed in the blueprint, we keep working on it at no extra cost until it does or we take it out.
AI Automation pricing for Real Estate, in GBP
Quoted in pounds. If your diary cannot be connected properly, that becomes the first piece of work rather than something to route around — because everything else on this page depends on it and a system offering imaginary viewing times is worse than no system.

What you’re actually committing to
Most agencies keep this in a contract you only see after the sales call. We would rather you knew now, because it is the question everyone asks second — right after the price.
- The audit is credited, not sunkPay for the audit, and the full amount comes off the build if you proceed. If you don’t, the blueprint is still yours to hand to anyone else.
- A fixed build price after the auditQuoted once we know what we are building. If it takes longer than we estimated, that is our risk — the price only moves if you change the scope.
- You own everythingAccounts, API keys, workflows, prompts, evaluation sets, logs and documentation — all in your name from day one, and still yours if we never work together again.
- Running costs are yours and visibleAPI usage is billed by the provider directly to you. We never resell tokens or mark up usage, and you see the real number.
- The retainer is month to month30 days’ notice, no exit fee. Stop it and your automations keep running — you are simply maintaining them yourself.
- Human approval is the defaultAnything customer-facing or irreversible needs a person until the evaluation data justifies otherwise, and that decision is yours to make, not ours.
These are the terms as they appear in the agreement itself — nothing here is softened for the website. The full wording lives in our terms and conditions, and you get the agreement to read before anything is signed or invoiced.
